Model record HSG-COST-2026.07
Cost ranges with visible limits.
HomeScope ranges are early budgeting aids. This record shows the active inputs, calculation, review state, and evidence gaps so a planning number is never presented as a measured local quote.
Calculation
The active planning model.
Project quantity × unit-cost planning range × community factor
The community factor is a broad directional assumption used to create a useful planning interval. It is not a measured municipal price index. Project guides may add scope-specific inputs before applying the range.
Baseline records
Current unit-cost assumptions.
| Project | Baseline range | Quantity definition |
|---|---|---|
| Deck | $32-$68 / sq. ft. | Installed deck area |
| Roof replacement | $6.50-$12.50 / sq. ft. | Roof surface planning area |
| Fence | $28-$62 / linear ft. | Installed fence length |
| Detached garage | $65-$135 / sq. ft. | Garage floor area |
| Home addition | $190-$390 / sq. ft. | Finished added floor area |
Evidence currently used
- Broad installed-cost planning assumptions organized by project type.
- Scope adjustments described visibly in each richer calculator.
- Directional community factors used consistently across the current Michigan model.
- Comparison against complete written local bids is recommended on every guide.
Evidence not yet claimed
- No statistically representative contractor-bid sample.
- No supplier, wage-index, permit-value, or proprietary marketplace dataset is currently claimed.
- No city factor should be interpreted as a measured local index.
- No confidence interval or forecast accuracy is claimed.
